The Cooper is a 5-story wrap style apartment project in the Near Southside area of Fort Worth. The project is located on two city blocks with a pedestrian bridge that extends over a partially vacated street. The street was reconstructed with improved streetscaping and landscaping to create a more walkable urban neighborhood street.

The Broadstone Knox District underwent a significant zoning change to increase the allowable building height from 35 to 85 feet. This enabled a 7-story podium building with underground parking garage. It was all carefully situated alongside the existing live oak trees that line Cole Avenue.
